General conditions
The price does not include:
-tourist tax: € 1 per day for each person for a maximum of 10 consecutive nights. Exempt children up to 10 years old. Tax application period 01 May - 30
September-linen (sheets, towels, tablecloth...)
Services on request:-
cot rental: € 40 per
week-extra bed: € 50 per
week-where not included in the equipment of the apartment, the beach place can be booked personally by the various Beach Consortia. The Agency shall provide the contact of the responsible lifeguard on request.
- In the apartments where it is possible to accommodate small and medium-sized dogs, an extra cost of € 100.00 per stay is applied.
Deposit:
The tenant undertakes to take the utmost care of the apartment and domestic equipment (dishes, fridge, mattresses, etc ...). Any breakage or damage to objects must be compensated at market prices.
To guarantee the timely compliance with the above and the commitment to leave the apartment in order by the indicated time, upon collection of the key the customer will pay Immobiliare Adriatica a deposit of € 200.00. This non-interest-bearing deposit will be returned at the end of the lease, after checking the condition of the apartment.

- Where not included in the apartment's amenities, the beach place can be booked personally by the various Arenili Consortia. The Agency provides the contact details of the responsible lifeguard upon request.
General contract conditions:
a) After the payment of the entire amount due (for payments made by bank transfer, the balance must be visible in our account before the keys can be handed over), the keys of the property can be collected from Adriatica Immobiliare Srl office from 15:00 until 18:00 on the day of arrival. With the delivery of the keys, the property is handed effectively over to the tenant, and therefore the tenant becomes the property’s custodian from that moment on. If the tenant does not collect the keys of the property and pay the balance by the day after the start of the rental period, then this agreement shall be considered annulled and any amounts already paid shall not be reimbursed. The keys of the same property must be handed back by 10:00 on the last day of the rental period. The tenant shall undertake to return the property in the same condition as he/she received it, clean and free of any rubbish. Should this not be the case, the tenant shall be liable and pay for any damages.
b) The outstanding balance for the stay, to be paid on the day of arrival before receiving the keys of the property, may be paid in cash within the legal limits, by debit or credit card, by bank transfer (which must be credited to the Agency’s bank account seven days before the arrival date). NB: bank cheques are not accepted. The total amount includes additional charges, such as utilities and service charges.
c) To guarantee the preservation of the accommodation, a pre-authorisation in the amount of € 300.00 will be made at check-in as a security deposit. This sum will be released to the tenant upon return of the keys, after the state of cleanliness has been checked and the furnishings and accessories have been checked.
d) The tenant acknowledges that only the maximum number of people indicated under point 1 may stay at the rented property and that they must behave in an appropriate and respectful way towards others. Should said limit be exceeded for the use of the property and/or of the connected apartment block services, and/or should the peace and quiet be disturbed, then the present contract shall be immediately annulled pursuant to ex art. 1456 of the Italian Civil Code and/or for the violation of articles 7 bis and 47 of decree no. 134/2003 issued by the Municipality of Jesolo and any amendments and integrations. The property is only rented for tourist purposes and any form of subletting is strictly forbidden.
e) No amount will be reimbursed to the tenant should they leave earlier than the rental end date and/or if the contract is annulled for the reasons specified by the previous point d). Any extensions must be agreed upon in writing
f) If the booking is cancelled, the deposit paid will not be refunded.
g) The tenant undertakes to comply with and ensure that others respect the rules of the apartment block, including all those staying at the property referred to by the present rental contract. The tenant must allow the Lessor, or anyone acting on his/her behalf, to access the property. It is forbidden to allow animals to enter the property without due authorisation from the lessor. If authorisation is granted, a surcharge may apply.
h) Any dispute that cannot be resolved amicably shall fall under the jurisdiction of the Court of Venice.
i) The Tenant is aware that his/her personal data will be processed pursuant to Italian Legislative Decree no. 196/2003, and subsequent amendments and integrations.
